Despite Atlanta's real estate boom and a population increase to over 500,000 in 2019, affordable housing remains hard to find for many residents, according to the Department of City Planning.
Even with the addition of over 17,500 housing units, the problem persists, as many new homes are priced too high for low- and moderate-income families. Only 3,301 of these units, built between 2010 and 2018, cost less than $1,000 a month, leaving many residents struggling. Nearly 4 in 10 households earn less than $45,000 annually, forcing them to spend more than 30% of their income on rent.
A key issue is the racial wealth gap in homeownership. According to the Office of Policy Development and Research, as of December 31, 2020, African-American homeownership is at 44.1%, compared to 74.5% for White households. Even high-income African-American households have lower homeownership rates, highlighting systemic inequities.
